How to Create a Base Plan for a Landscape Design 

A base plan is a scaled drawing of a site’s existing conditions. It shows what’s already there—the house, property lines, utilities, existing hardscape, trees, grade changes, and other features that will shape your design.

  1. Property boundaries: Walk the perimeter and record the lot dimensions. Note fences, property markers, and other visible boundary references.

Locating Features with Triangulation 

Some site features can’t be located accurately with a single measurement. Measuring a tree from only one house corner, for example, tells you how far away it is but not its exact position. 

Triangulation gives you a more reliable location by measuring the same feature from two known reference points. 

Say you need to locate a mature oak tree: 

  1. Choose two fixed reference points you’ve already measured, such as a house corner and a fence corner. 
  1. Measure from the first reference point to the tree. For example, the distance might be 18 feet. 
  1. Measure from the second reference point to the same tree. That distance might be 24 feet. 
  1. When you create your scaled base plan, plot both reference points first. 
  1. Using the recorded distances, draw an arc from each reference point. 
  1. The point where the two arcs intersect identifies the tree’s location on the plan. 

This gives you a way to verify a feature’s position instead of relying on a single tape measurement or estimating its location later. 

Site Conditions to Document Before You Leave 

Measurements are only part of your site documentation. Before you leave, do one final walk-through and make sure you’ve recorded the conditions that could affect the design: 

  • Grade and elevation: Record the grade information your project requires and note visible slopes and elevation changes. 
  • Drainage: Document where water appears to flow or collect, including downspouts, drains, and low areas. 
  • Utilities: Record visible meters, boxes, clean-outs, irrigation controls, and other utility features. Don’t treat visible observations as a substitute for an official utility locate. 
  • Sun exposure: Note areas of sun and shade, along with the date and time of your observations. 

A final check while you’re still on the property is much easier than discovering a missing measurement after you’ve started drawing the base plan.

Step 2: Draw Your Base Plan to Scale 

Once you’ve documented the site, the next step is turning those measurements into a scaled base plan. 

Drawing to scale means every feature on the plan maintains the correct size and position relative to the actual site. The house, property lines, trees, hardscape, and other existing features should all fit together based on the measurements you collected.

  • Add dimensions as you work. Keeping important measurements on the plan makes it easier to check your drawing against your field notes. 
  • Add relevant site conditions. Once the physical layout is established, document grade, drainage, visible utilities, and other conditions that will influence the design. 

If you’re drawing by hand, graph paper can make it easier to maintain your chosen scale and keep the plan organized. 

Before moving into design, compare the completed base plan against your field notes one more time. Check that important dimensions agree, triangulated features land where expected, and nothing you documented on site is missing from the drawing. 

Don’t skip this final check, because once you begin designing on top of the base plan, any error in the underlying site information can carry into the decisions that follow.
